Sales Tools That Turned Audience and Brand Value Into Revenue

Advertising revenue doesn't happen because a magazine looks good — it happens because the sales team has something credible to put in front of a prospect. The annual media kit was that tool: a single document translating District Home's audience, distribution, and brand positioning into a case an advertiser could actually act on. I designed the full kit end to end, from cover through pricing.

STRUCTURE OF THE 2023 MEDIA KIT

The kit was built as a complete sales narrative, not a spec sheet with a cover slapped on:

  • Opening brand case ("Bring Your Brand Home" / "Every Home Has a Story. We Help You Tell It.") — positioning DHM Media Group's full service offering, not just the magazine, including graphic design, digital solutions, social strategy, print collateral, strategic communications, brand management, and experiential event planning

  • Audience positioning — framing the DMV as "the Manhattan of the Mid-Atlantic," aimed squarely at the luxury homeowners and affluent consumers advertisers wanted access to

  • Distribution and circulation data — up to 10,000 print copies distributed 8x a year, broken down by channel (75% direct delivery to private homes, plus targeted mail, professional distribution, and commercial placement), alongside digital reach (24K digital subscribers, 28K average digital impressions)

  • Release schedule — mapped every issue theme (Elite Realtors, Spring, Outdoor Living, Fall, Escape the District, Winter) against editorial, material, and distribution deadlines, giving advertisers a planning calendar, not just a rate card

  • Recurring feature/department explainer — walked advertisers through how to use the department system (Q&A, Design Department, Escape the District, Local Link, Next Neighborhood) to make their ad read as editorial content rather than a straight placement

  • Pricing guide — standard and premium insertion rates across single-issue, 4-issue, and 8-issue terms, plus premium cover package pricing

  • Annual contract benefits — a bundled value stack (direct mail inclusion, digital placement, social posts, complimentary branding pages, personal URL tracking) designed to make annual commitments the obvious choice over single insertions

  • Ad specs and submission guidelines — full technical spec sheet (bleed/trim/live dimensions per ad size, file format requirements, mailing list submission format) so the kit doubled as a production reference, not just a sales piece

  • Advertiser roster — a curated wall of real local advertisers (Compass, Long & Foster, TTR Sotheby's, McWilliams Ballard, Thos. Moser, Boffi, Poliform, Citibank, The Yards, and others) functioning as social proof for prospects considering a first placement


WHY THIS MATTERS

This is the piece that shows the sales side of the brand system, not just the creative side. Every visual decision in the kit — from the audience data presentation to the department icon walkthrough — existed to make it easier for a sales rep to close a deal, and easier for an advertiser to say yes with confidence. The same discipline that built the magazine's editorial identity was applied here to build a document whose entire job was generating revenue.


ADDITIONAL SALES COLLATERAL

Beyond the full media kit, the sales toolkit also included a designed editorial calendar and a standalone one-sheet marketing sheet — both built to give the sales team lighter-weight materials for quicker conversations than the full kit required.


SOCIAL MEDIA + EBLAST PRODUCTION

Revenue marketing didn't stop at print. A recurring production cycle ran alongside every issue:

  • Post-press advertiser social panels — after each issue went to print, individual social media panels were built for every advertiser (for example, a listing panel for Roby C. Thompson III at Long & Foster), fulfilling the "Personalized Social Media Post Created Each Issue" benefit promised in the annual contract. This wasn't optional polish — it was a contracted deliverable advertisers were paying for.

  • Magazine Instagram carousels — the same post-press content was repurposed into carousel posts for District Home's own Instagram account, giving each issue a second life in social distribution.

  • Magazine promotional eblasts and motion sales content — email campaigns and short promotional videos marketing the magazine's own remaining inventory to prospective advertisers under real deadline pressure. A "Flash Sale" video built for a one-week promotion stacked urgency, incentive, and a clear call to action across six punchy panels: the offer ("Get 3 Ads for the Price of 1"), a deadline push ("Call Now and Lock In Your Savings"), a text-to-reserve mechanic ("#RESERVENOW"), a live scarcity update (remaining cover packages marked SOLD in real time as they moved), and closing contact information — then embedded directly into a Mailchimp eblast to advertisers.

  • Client eblast design — beyond the magazine's own marketing, eblast design was also produced directly for advertising clients (for example, a Daltile-branded email campaign), extending DHM Media Group's "Digital Solutions" and "Strategic Communications" service lines from the media kit into hands-on execution.


Across all four formats, the throughline was the same one running through the rest of the role: turning a single piece of print production into multiple channels of ongoing value — for the magazine's own audience and for the advertisers paying to be part of it.


STRATEGIC IMPACT

The media kit tied together nearly every other piece of the District Home creative infrastructure — the department brand system, the distribution and audience data, the pricing structure, and the advertiser relationships — into one document built specifically to convert prospects into paying clients. It's the clearest evidence that the creative work wasn't just aesthetic; it was built to directly support the business.
